In order for Texas Alliance Title (TAT) to identify and handle a transaction, TAT must be identified on the TREC Contract form and a disclosure statement must be completed. Please read the following for further instruction.
TREC Contract Form
All contracts must identify which FNF family title company will be handling the escrow.
Accordingly please complete the contracts as follows:
- Paragraph 5 of the contract dealing with earnest money must state either, Chicago Title, Fidelity National Title, Alamo Title or TICOR Title.
- Please contact Texas Alliance Title at (713) 890-8920 if you are not within the Houston, Austin, San Antonio or Dallas-Fort Worth areas to find the local agent that has partnered with Texas Alliance Title.
- Paragraph 6 of the contract dealing with the title policy, should indicate that the policy will be issued by Texas Alliance Title. Stating “TAT” on the contract is also acceptable.
Failure to put this in paragraph 6 will mean that you do not intend the transaction to be handled by Texas Alliance Title.
Disclosure Statements
For your records, you must obtain a disclosure statement from the party paying for the owners policy (usually this is the seller) at the time the contract is executed. Failure to obtain the disclosure statement would make TAT in violation of RESPA regulations and accordingly we will require that a copy of the disclosure be submitted with the contract.
There are 3 different Disclosure forms which should be utilized as follows:

When both agent and franchise owner are members of TAT.

When agent is a member of TAT but the franchise owner is not.
